Walker's Certified Personal Property Appraisal Services
Estate and gift appraisals, charitable donations,
bankruptcy, insurance, divorce, IRS requirements, and casualty loss appraisals are just
some of the times in people's lives that a personal property appraisal becomes necessary.
It is important to have an accurate and well written appraisal in these and other events. Col. Timmy Walker has been pricing and valuing
just about any kind of personal property you can think of for the last 23 years. In
addition to years of practical experience, Timmy also has completed some of the world's
most recognized personal property appraisal programs.
Timmy is a member of the Certified Appraisers Guild of America (CAGA), which is one of
the world's most respected personal property appraiser's organizations. With the
government, courts, judges, banks, attorneys, accountants, insurance representatives, and
others more closely examining the personal property appraisals put before them, it is
important to know ahead of time what your report should include. An appraisal should
include far more than just a price! Here are Timmy's recommendations.
The written appraisal should include a complete and accurate description of the
property. Along with this there needs to be an analysis of the factors affecting the
appraiser's research relative to standards established by government authorities. Next
there should be a definition of value appropriate to the type of appraisal you ordered.
Values for any properties appraised should be substantiated by the report analysis.
The report should also include the appraiser's qualification page, the appraiser's
signature, a statement from the appraiser disclosing that the appraiser does not have a
financial interest in the property, and finally you should confirm with the appraiser that
the report can be defended in court.
If you need a certified personal property appraisal call Timmy
Walker and discuss the details. He'll be glad to explain the process most helpful to
your situation.

Walker's Estate Auctions -
Real & Personal Property
Many people ask us about the best way to conduct an
estate auction. The first word of advice we'd like to give is make your plans first before
starting to clean, sort, and organize your inventory. We see many people go to several
day's work when they really don't need to. A little planning goes a long way toward making
good money without having to work yourself to exhaustion. And if you wish to auction real
estate along with personal property, Timmy Walker is also a licensed Arkansas State real
estate agent and he can conduct your real estate auction right along with your regular
estate sale.
The success of any estate auction depends on several factors. One of the most important
is, as common sense would indicate, getting enough people to come to your auction. The
first step in gaining high attendance is determining whether or not your location is best
suited to high attendance. Walker's will help you in making this very important choice.
Many people discover that they get much better results if they have their estate items
trucked to the Walker Auction Barn and sell them at the Friday Night Consignment Auctions.
It all depends on how many items you'll put up for auction, your location, the nature of
the items being offered, and whether or not you want a crowd showing up at your property.
At the Auction Barn there is the advantage of display tables, parking, restrooms,
cashiers, and a total system that many people are familiar with. Your items are on display
all week so people can preview them prior to the auction. However, if you have a large
inventory, a good location, and don't mind holding an auction at your property, Walker's
will be glad to hold the estate auction on location.
Walkers will help you make this important decision. We conduct several estate auctions
each year at private locations, and we also conduct an average of 3 to 4 estate auctions
each Friday night at the consignment auction. The Friday night auction makes a great place
to auction smaller estates. We have trucks for moving your items to the Auction Barn. Many
regular attendees of the Friday Night auctions know we have several estates represented
each Friday. Walkers has also held large estate auctions at the Baxter County Fair
grounds.
Price that your items will bring is something that varies. However, the
Walker's auctioneers are all highly experienced at helping you determine what your items
will typically bring. We can also help you determine whether to sell your items regardless
of what price they bring (absolute auction), or we can advise on the feasibility of
setting a minimum bid on your items (reserve auction). If you need to hold an estate
auction please give us a call and we'll be glad to talk it over
with you.

Household Auctions - &
Personal Property
Want to sell your furniture, appliances, and other
household items to make room for new furnishings? Walker's can help! There are two ways
you can sell. The process is similar to estate auctions. You can either auction at your
location, or we'll truck your items to our Auction Barn. It all depends on how many items
you have and whether you want to hold an auction at your home.
Generally speaking it is much more effective to have us truck
your items to the Walker's Auction Barn if you have just a few items. Examples are if you
have a washer/dryer set, a couch, bedroom set, or similar items. Your items will be on
display for several days so people can look them over before the Friday Night Auction.
If you wish to sell all your household items and your house
itself, consider having a combination real and personal property auction. We frequently
conduct auctions where we sell both the real estate and personal property. For advise on
what is best for your situation, give us a call and we'll be
glad to talk it over with you.

Real Estate Auctions
There is a very strong positive trend developing
nationwide in selling real estate by auction. Contrary to popular belief, real estate sold
at auction frequently brings appraised value or better. Sellers and buyers alike are
discovering the many advantages of real estate auctions.
Owners can accept or reject any bid. Selling real estate by
absolute auction means it will sell regardless of price. Reserve real estate auctions are
where sellers set the minimum bid amount. You are not obligated to accept any bid at a
reserve real estate auction. Buyer's have plenty of time to look over the real estate
being auctioned and to ask questions. Usually it is possible to tour the property prior to
auction. Since real estate auctions frequently also include personal property items, it is
possible for buyers to not only end up with the real estate, but home furnishings as well.
Each year Walker's Auction conducts several real estate auctions.
Timmy Walker is an Arkansas State licensed real estate agent who works with Blackburn

both real estate and personal property services. If you wish to consider a real estate
